NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated MAY 24, 2013, and entered in Case No. 2008 CA 018820 NC of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein CITIMORTGAGE, INC., is the Plaintiff and REGINA M. HALPIN; CITIBANK, NATIONAL ASSOCIATION; UNKNOWN TENANT(S) are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.sarasota.realforeclose.com, at 09:00 AM on OCTOBER 23, 2013, the following described property as set forth in said Final Judgment, to wit:
BEGIN AT THE S.W. CORNER OF THE NE 1/4 OF SEC. 12, TWP. 37S, RGE. 17E; THENCE N02°09'31” W 30.02 FEET TO THE INTERSECTION OF THE EAST R/W OF SANDY BEACH AVENUE AND THE NORTH R/W OF EDGEMERE LANE, SAID POINT ALSO BEING THE S.W. CORNER OF BLOCK 25, SIESTA BEACH SUBDIVISION, AS RECORDED IN PLAT BOOK 1, PAGE 167, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE N02°09'31”W, ALONG THE WEST LINE OF SAID BLOCK 25, 930.11 FEET FOR A P.O.B.; THENCE CONTINUE N02°09'31”W, 70.10 FEET; THENCE S89°05'22”E, 136.62 FEET TO THE INTERSECTION OF SAID LINE AND THE WESTERLY R/W OF ST. ALBANS AVENUE, SAID POINT BEING ON THE ARC OF A CURVE WHOSE RADIUS POINT LIES S79°36'04” WEST, 380 FEET; THENCE SOUTHERLY ALONG SAID R/W AND THE ARC OF SAID CURVE CONCAVE TO THE WEST, THRU A CENTRAL ANGLE OF 10°38'52”, 70.62 FEET; THENCE N89°05'22” WEST, 141.40 FEET TO THE P.O.B., BEING A PART OF LOTS 5, 6, & 7, BLOCK 25, SAID SIESTA BEACH SUBDIVISION, PLAT BOOK 1, PAGE 167.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
