NOTICE IS HEREBY GIVEN pursuant to an Order or Final Judgment of Foreclosure dated August 15, 2013, and entered in Case No. 52-2012-CA-011585 of the Circuit Court of the 6TH Judicial Circuit in and for PINELLAS County, Florida, wherein DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE OF THE INDYMAC INDX MORTGAGE LOAN TRUST 2005-AR31, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-AR31 UNDER THE POOLING AND SERVICING AGREEMENT DATED NOVEMBER 1, 2005 is the Plaintiff and LUIS A. GUZMAN; and MEREDITH GUZMAN A/K/A MEREDITH SEALES; and MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., ACTING SOLELY AS NOMINEE FOR MARKET STREET MORTGAGE CORPORATION; and UNKNOWN TENANT #1 N/K/A CRISTIANA DAN; and UNKNOWN TENANT #2 N/K/A DIANA DAN are the Defendants, the clerk shall sell to the highest and best bidder for cash www.pinellas.realforeclose.com, the Clerk's website for on-line auctions, at 10:00 a.m. on the 30th day of September, 2013, the following described property as set forth in said Order of Final Judgment, to wit:
LOT 2, BLOCK C, HYDE PARK, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 6, PAGE 34, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK OF COURT NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
