NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated AUGUST 14, 2013, and entered in Case No. 51-2013-CA-2338-WS of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein M&T BANK, is the Plaintiff and GEORGE W. LUDWIG A/K/A GEORGE LUDWIG; UNKNOWN SPOUSE OF GEORGE W. LUDWIG A/K/A GEORGE LUDWIG; BANK OF AMERICA, N.A. F/K/A COUNTRYWIDE BANK, FSB F/K/A COUNTRYWIDE BANK, N.A.; UNKNOWN TENANT #1; UNKNOWN TENANT # 2 are the Defendant(s). Paula O'Neil as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.pasco.realforeclose.com, at 11:00 AM on SEPTEMBER 30, 2013, the following described property as set forth in said Final Judgment, to wit:

COMMENCE AT THE SOUTHEAST CORNER OF SAID SECTION 21 FOR A POINT OF REFERENCE: THENCE ALONG THE SOUTH LINE OF SAID SECTION 21, SOUTH 89° 58' 57” WEST, 857.49 FEET; THENCE ALONG THE EAST LINE OF SAID TRACT 780, NORTH 32° 45' 21” EAST, 150.01 FEET TO THE POINT OF BEGINNING; THENCE NORTH 78° 08' 06” WEST, 255.26 FEET; THENCE ALONG THE WEST LINE OF SAID TRACT 780, NORTH 32° 45' 21” EAST, 213.51 FEET; THENCE SOUTH 63° 47' 49” EAST, 240.05 FEET; THENCE ALONG THE EAST LINE OF SAID TRACT 780, SOUTH 32° 45' 21” WEST, 149.88 FEET TO THE POINT OF BEGINNING.
THE WEST 30.0 FEET SUBJECT TO AN EASEMENT FOR INGRESS, EGRESS AND UTILITIES.
TOGETHER WITH A 30 FOOT EASEMENT FOR INGRESS, EGRESS AND UTILITIES BEING FURTHER DESCRIBED AS FOLLOWS:
COMMENCE AT THE SOUTHEAST CORNER OF SAID SECTION 21 FOR A POINT OF REFERENCE; THENCE ALONG THE SOUTH LINE OF SAID SECTION 21, SOUTH 89° 58' 57” WEST, 1142.45 FEET; THENCE ALONG THE WEST LINE OF SAID TRACT 780, NORTH 32° 45' 21” EAST 426.03 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE ALONG THE WEST LINE OF SAID TRACT 780, NORTH 32° 45' 21” EAST, 358.97 FEET; THENCE ALONG THE SOUTHERLY RIGHT-OF-WAY LINE OF CATHY TRAIL AS NOW ESTABLISHED, SOUTH 57° 14' 39” EAST, 30.00 FEET' THENCE SOUTH 32° 45' 21” WEST 355.52 FEET; THENCE NORTH 63° 47' 49” WEST, 30.19 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
