Notice is hereby given, pursuant to Final Judgment of Foreclosure for Plaintiff filed in this cause on August 30, 2013, in the Circuit Court of Lee County, Florida, I will sell the property situated in Lee County, Florida described as:
A PART OF LOT 1 OF AN UNRECORDED PLAT OF DORONDO AND HUFFNER PROPERTY, ACCORDING TO THE PLAT THEREOF, SAME BEING LOCATED IN GOVERNMENT LOT 4, SECTION 33, TOWNSHIP 46 SOUTH, RANGE 24 EAST, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS:
a parcel of land lying in government lot 4 of section 33, township 46 south, range 24 east, which parcel includes part of mound road shown on the plat of unit no. 2, mcphie park, according to the plat in plat book 8, page 59, of the public records of lee county, which part of said road was vacated by resolution by board of county commissioners of lee county recorded in minute book 13, page 133 of said board and which lot or parcel is described as follows;
from a point on the north line of said mound road 10 feet east of the corner common to lots 6 and 7 of block h of said unit 2, mcphie park, run southeasterly at an angle of 57 degrees 27 minutes, east to southeast, with said north line for 44.81 feet to the point of beginning of the land herein described:
from said point of beginning continue southeasterly on the same course along the northeasterly line of that certain Strip of land conveyed to lee county for road purposes by deed recorded in deed book 258, page 572 of said public records for 120 feet to a point on the northwesterly line of that certain strip of land conveyed to lee county for public road purposes by deed recorded in deed book 233, page 211 of said public records; thence run northeasterly along said northwesterly line and parallel to the northwesterly boundary of flamingo park, according to plat thereof in plat book 9, page 68, of said public records of 70 feet; thence run northwesterly perpendicular to said northwesterly line for 81.79 feet to a point on the southerly line of a boat canal; thence run southwesterly to northwesterly along said canal for 48.79 feet on the arc of a curve of radius 35 feet to a point of compound curvature and northwesterly on the arc of a curve to the right of radius 100 feet for 11.93 feet to a point on a line parallel to said northwesterly line of flamingo park; thence run southwesterly on said parallel line to the point of beginning.
BEING A PART OF LOT 1 OF THE UNRECORDED PLAT OF DORONDO AND HUFFNER PROPERTY, ACCORDING TO THE PLAT THEREOF, COUNTY OF LEE, STATE OF FLORIDA.
and commonly known as: 147 FLAMINGO STREET, FORT MYERS, FL 33931; including the building, appurtenances, and fixtures located therein, at public sale, to the highest and best bidder, for cash, at: www.lee.realforeclose.com, on September 30, 2013 at 9:00 am.
Any persons claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
