NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 11th day of July, 2013, and entered in Case No. 29-2012-CA-012348, of the Circuit Court of the 13TH Judicial Circuit in and for Hillsborough County, Florida, wherein HSBC BANK USA, NATIONAL ASSOCIATION, AS TRUSTEE FOR THE HOLDERS OF THE CERTIFICATES ISSUED BY DEUTSCHE ALT-B SECURITIES MORTGAGE LOAN TRUST, SERIES 2006-AB4 is the Plaintiff and STEVEN P. CULLEN; SPRINGLEAF FINANCIAL SERVICES FKA AMERICAN GENERAL FINANCE OF AMERICA, INC.; KIMBERLY S. CULLEN AKA KIMBERLEY CULLEN AKA KIMBERLY CULLEN and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.hillsborough.realforeclose.com, the Clerk's website for on-line auctions at, 10:00 AM on the 19th day of September, 2013, the following described property as set forth in said Final Judgment, to wit:
THE WEST 165 FEET OF THE EAST 660 FEET OF THE NORTH 1/4 OF THE SOUTHEAST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 33, TOWNSHIP 27 SOUTH, RANGE 21 EAST, HILLSBOROUGH COUNTY, FLORIDA, LESS THE SOUTH 30 FEET THEREOF FOR ROAD RIGHT OF WAY. SAID PARCEL SUBJECT TO A PERPETUAL INGRESS AND EGRESS EASEMENT ALONG THE EAST 15 FEET THEREOF.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
