NOTICE IS HEREBY GIVEN that pursuant to the Final Judgment of Foreclosure entered on August 20, 2013, in Case No. 51-2012-CA-006265-XXXX-ES of the Circuit Court of the Sixth Judicial Circuit for Pasco County, Florida, in which CMMI, LLC, is Plaintiff and Frank McCune II, et al., are Defendants, I will sell to the highest and best bidder for cash, online via the internet at www.pasco.realforeclose.com, at 11:00 a.m. or as soon thereafter as the sale may proceed, on the 8th day of October, 2013, the following described real property as set forth in said Final Judgment, to wit:
Lot 1, of RUSTIC HILLS SUBDIVISION, an Unrecorded Subdivision, as recorded in O. R. Book 4885, Page 1953 of the public records of Pasco County, FLorida, lying in Section 19, Township 24 South, Range 18 East and being more particularly described as follows:
Commence at the Northwest corner of the Northeast 1/4 of said Section 18, and run thence 89 degrees 51 minutes 31 seconds East along the North boundary of the Northeast 1/4 of said Section 18, 25.00 feet to the point of beginning; thence continue South 89 degrees 51 minutes 31 seconds East along the North boundary 308.36 feet; run thence South 00 degrees 00 minutes 28 seconds East, along the East boundary of the West 1/2 of the Northwest 1/4 of the Northwest 1/4 of the Northeast 1/4 of said Section 18, 167.98 feet; run thence North 89 degrees 52 minutes 31 seconds West, a distance of 308.38 feet to the East Right-of-Way of Monteverde Drive, run thence North 00 degrees 00 minutes 01 seconds West along the East Right-of-Way of Monteverde Drive 168.08 feet to the point of beginning, Together with that certain 2003 Homes of Merit Manufactured Home, VIN #FLHML2F1575-26484A&B, located on said property.
Any person or entity claiming an interest in the surplus, if any, resulting from the foreclosure sale, other than the property owner as of the date of the Lis Pendens, must file a claim on the same with the Clerk of Court within 60 days after the foreclosure sale.
