NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 16th day of September, 2013, and entered in Case No. 2012 CA 3763, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein WELLS FARGO BANK, NA, AS TRUSTEE ON BEHALF OF THE HOLDERS OF THE HARBORVIEW MORTGAGE LOAN TRUST MORTGAGE LOAN PASS-THROUGH CERTIFICATES, SERIES 2006-12 is the Plaintiff and KATHY A. LAVIN A/K/A KATHY L. AUSTIN; KINGS TOWNPARK APARTMENTS, LLC. A DELAWARE LIMITED LIABILITY COMPANY; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. MERS ACTING AS A NOMINEE FOR METROPOLITAN HOME MORTGAGE INC.; THE VILLAGE AT TOWNPARK CONDOMINIUM ASSOCIATION, INC.; JAMES MICHAEL LAVIN; UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45 at, 11:00 AM on the 17th day of October, 2013, the following described property as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT 101 IN BUILDING NO. 8 IN THE VILLAGE AT TOWNPARK, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 2057, AT PAGE 3888 OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, AS AMENDED, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
