NOTICE IS HEREBY GIVEN that, pursuant to the Final Judgment of Foreclosure entered on August 27, 2013 in the above-referenced matter pending in the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, the Clerk will sell to the highest and best bidder for cash at http://www.manatee.realforeclose.com at 11:00 a.m. on the 29th day of October, 2013, the following described property as set forth in said Final Judgment of Foreclosure:

TOGETHER WITH a non-exclusive access easement for ingress and egress as created by and set forth In Instrument recorded In Official Records Book 432, Page 746, of the Public Records of Manatee County, Florida.

Begin at the Northeast corner of the NW 1/4 of Section 30, Township 35 South, Range 18 East, thence S 00°26'23” E along the East line of the NW 1/4, 1333.34 feet to the Southeast corner of the NE 1/4 of the NW 1/4; thence N 89°59'49” W along the South line of the NE 1/4 of the NW 1/4, 187.17 feet for a P.O.B.; thence continue N 89°59'49” W, 137.75 feet; thence N 00°26'23” W, parallel to the East line of the NW 1/4, 374.98 feet; thence East parallel to the North line of the NW 1/4, 137.75 feet; thence S 00°26'23” E parallel to the East line of the NW 1/4, 374.99 feet to the P.O.B., being and lying in Section 30, Township 35 South, Range 18 East, Manatee County, Florida.

TOGETHER WITH a non-exclusive access easement for ingress and egress as created by and set forth in Instrument recorded in Official Records Book 556, Page 436, of the Public Records of Manatee County, Florida.
Any person who is claiming an interest in the surplus, if any, resulting from the foreclosure sale, other than the property owner as of the date of the Lis Pendens, must file a claim on same with the Clerk of Court within 60 days after the foreclosure sale.
