WADE'S PARTITION OF BLOCK 11, OF SARASOTA VENICE CO., PHILLIPI CREST, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 2, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE WESTERLY ALONG THE NORTH LINE OF SAID SUBDIVISION AND THE SOUTH LINE OF WADE AND AVERYS THIRD ADDITION TO PHILLIPPI CREST SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 116, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, A DISTANCE OF 151.79 FEET FOR THE POINT OF BEGINNING; THENCE CONTINUE WESTERLY ALONG SAID LINE A DISTANCE OF 183.90 FEET, MORE OR LESS, TO THE CENTERLINE OF AN EXISTING DRAINAGE DITCH; THENCE SOUTHEASTERLY ALONG SAID DITCH A DISTANCE OF 102.40 FEET, MORE OR LESS, TO ITS INTERSECTION WITH THE NORTH LINE OF THOSE CERTAIN LANDS DESCRIBED AND SHOWN BY THE SURVEY RECORDED IN OFFICIAL RECORDS BOOK 297, PAGES 10 AND 11, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE EASTERLY ALONG SAID LINE A DISTANCE OF 120.41 FEET TO A POINT THAT LIES 151.79 FEET FROM LORDS AVENUE; THENCE NORTHERLY AND PARALLEL WITH SAID LORDS AVENUE A DISTANCE OF 80.00 FEET (ACTUAL 80.33 FEET) TO THE POINT OF BEGINNING. TOGETHER WITH: A 20-FOOT ACCESS EASEMENT FROM ABOVE DESCRIBED PROPERTY EAST TO LORDS AVENUE, THE SOUTH LINE OF SAID EASEMENT BEING AN EXTENSION OF THE SOUTH LINE OF ABOVE-DESCRIBED PROPERTY.
