NOTICE IS HEREBY GIVEN that, pursuant to a Consent Final Judgment of Foreclosure entered June 28, 2013 in Civil Case No. 2008-CA-024832 of the Circuit Court of the Ninth Judicial Circuit in and for Orange County, Orlando, Florida, wherein US DEBT VENTURES FUND, LP is Plaintiff and JOHANA KINDZIA, JOHANA KINDZIA AND JOHN DOE AND/OR JANE DOE, AS UNKNOWN TENANT(S) IN POSSESSION are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.myorangeclerk.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 6th day of May, 2014 at 11:00 AM on the following described property as set forth in said Consent Final Judgment, to-wit:
UNIT 10803. PHASE 3, VISTA CAY AT HARBOUR SQUARE, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM, AND ALL ITS ATTACHMENTS AND AMENDMENTS AS RECORDED IN OFFICIAL RECORDS BOOK 86113, PAGE 1168, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDED IN OFFICIAL RECORDS BOOK 8620, PAGE 3104, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS 8669, PAGE 1526, AS AMENDED BY AMENDMENT TO DECLARATION RECORDED IN OFFICIAL RECORD BOOK 8900, PAGE 3217, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS AND ALL APPURTENANCES HEREUNTO APPERTAINING AND SPECIFIED IN SAID DECLARATION OF CONDOMINIUM.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
