NOTICE OF PRESERVATION OF THE DECLARATION OF
COVENANTS AND RESTRICTIONS FOR COBB'S LANDING
Pursuant to Florida Statutes §712.05, Cobb's Landing Community Association, Inc., whose post office address is c/o Resource Property Management, Inc. 28100 U.S. Hwy. 19 N., Suite 205, Clearwater, FL 33761, files this notice that the Declaration of Covenants and Restrictions for Cobb's Landing originally recorded in Official Records Book 5822, Page 1280, et seq. of the Public Records of Pinellas County, Florida, and the various Maintenance Agreements between Cobb's Landing Community Association, Inc. and various individual property owners within the Cobb's Landing community originally recorded in Official Records Book 7312, Pages 538 through 639 of the Public Records of Pinellas County, Florida have been preserved for thirty (30) years from the filing date of this notice. A copy of the Declaration of Covenants and Restrictions for Cobb's Landing, as well as the Articles of Incorporation and By-Laws of Cobb's Landing Community Association, Inc., and any amendments to same, along with various Maintenance Agreements entered into between Cobb's Landing Community Association, Inc. and various individual property owners within the Cobb's Landing Community, is attached hereto and made a part hereof as Exhibit “A”.
Approval of the preservation of the Declaration of Covenants and Restrictions for Cobb's Landing and the various Maintenance Agreements was approved on February 27, 2014 by a vote of at least 2/3 of the members of the Board of Directors of Cobb's Landing Community Association, Inc., conducted at a meeting after notice to the members of the Association pursuant to Florida Statutes §712.05.
An Affidavit of Delivery to Members was made by the Secretary or other appropriate officer of Cobb's Landing Community Association, Inc., pursuant to Florida Statute §712.06(b) and is attached hereto and made a part hereof as Exhibit “B”.
The Land affected by this notice is as described in the various Plats recorded in Plat Book 88, Pages 60 through 62 (The Sanctuary at Cobb's Landing); Plat Book 88, Pages 76 through 78 (The Estates at Cobb's Landing, Phase I); Plat Book 93, Pages 26 through 30 (The Sanctuary at Cobb's Landing Phase II); Plat Book 89, Pages 94 through 101 (The Estates at Cobb's Landing, Phase II); and Plat Book 99, Pages 25 through 30 (The Pinnacle at Cobb's Landing) all of the Public Records in and for Pinellas County, Florida.
