NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 24, 2014, and entered in 2011CA004316 of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein ONEWEST BANK, FSB, is the Plaintiff and SECRETARY OF HOUSING AND URBAN DEVELOPMENT; UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF DONALD O. ALBRITTON, DECEASED; MAURICE ALBRITTON; BONNIE SUE ALBRITTON; DIANE LORRAINE QUINN are the Defendant(s). R.B. Shore III as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.manatee.realforeclose.com, at 11:00 AM on April 29, 2014 , the following described property as set forth in said Final Judgment, to wit:
COMMENCE AT THE SOUTHEAST CORNER OF THE NORTHWEST 1/4 OF THE SOUTHWEST 1/4 OF SECTION 7, TOWNSHIP 35 SOUTH, RANGE 18 EAST, MANATEE COUNTY, FLORIDA; THENCE RUN S 89° 49' 50” W FOR A DISTANCE OF 312.50 FEET TO A POINT; THENCE RUN NORTH 315 FEET TO THE NORTHWEST CORNER OF THOSE CERTAIN LANDS AS DESCRIBED IN MORTGAGE BOOK 136 AT PAGE 437 OF THE PUBLIC RECORDS OF' MANATEE COUNTY, FLORIDA, SAID POINT ALSO BEING THE POINT OF BEGINNING; OF THE FOLLOWING DESCRIBED PARCEL OF LAND; THENCE CONTINUE NORTH FOR A DISTANCE OF 84 FEET TO A POINT; THENCE RUN N 89° 49' 50” E ALONG A LINE PARALLEL WITH AND 10 FEET SOUTHERLY OF THE NORTH LINE OF THOSE CERTAIN LANDS AS DESCRIBED IN OFFICIAL RECORDS BOOK 1088 AT PAGE 86 OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, FOR A DISTANCE OF 163.75 FEET TO A POINT; THENCE RUN SOUTHEASTERLY, ALONG A LINE PARALLEL WITH AND 45 FEET SOUTHWESTERLY OF THE CENTER LINE OF THE SEABOARD-AIR LINE RAILROAD, FOR A DISTANCE OF 87.04 FEET TO A POINT; THENCE RUN S 89° 49' 50'' W FOR A DISTANCE OF 186.80 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
