NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated March 25, 2014, and entered in Case No. 12-007151-CI of the Circuit Court of the Sixth Judicial Circuit in and for Pinellas County, Florida, wherein NEW YORK COMMUNITY BANK is the Plaintiff and ANGELIQUE T. MARTINEZ A/K/A ANGELIQUE T. NGUYEN, if living and if deceased, any unknown party who may claim as heir, devisee, grantee, assignee, lienor, creditor, trustee, or other claimant, by, through, under, or against ANGELIQUE T. MARTINEZ A/K/A ANGELIQUE T. NGUYEN; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., acting solely as nominee for OHIO SAVINGS BANK; HERITAGE LAKE CONDOMINIUM ASSOCIATION, INC.; UNKNOWN SPOUSE OF ANGELIQUE T. MARTINEZ A/K/A ANGELIQUE T. NGUYEN N/K/A MATEO MARTINEZ; JOHN DOE; MARY DOE; AND/OR ALL OTHERS WHOM IT MAY CONCERN are the Defendants, Ken Burke, as Clerk of the Court, will sell to the highest and best bidder for cash in an online sale at www.pinellas.realforeclose.com beginning at 10:00 a.m. on May 9, 2014, the below described property as set forth in said Uniform Final Judgment:
Unit No.5, Building 3, Heritage Lake Condominium, a Condominium according to the Declaration of Condominium thereof as recorded in Official Records Book 12622, Page 1763, as amended in Official Records Book 13520, Page 1487, as amended in Official Records Book 14241, Page 2598, and as per plat thereof recorded in Condominium Plat Book 128, Pages 16 through 20, as amended in Condominium Plat Book 132, Pages 23 through 27, as amended in Condominium Plat Book 136, Page 81 through 84, Public Records of Pinellas County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within sixty (60) days after the sale. Failure of any person claiming an interest in the surplus from the sale, other than the property owner, to file a claim within sixty (60) days after the sale will result in a loss of entitlement to surplus funds.
