NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 14th day of July, 2014, and entered in Case No. 2010 CA 000552 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION is the Plaintiff and ROBERT A. SANDERS; CHASE BANK USA, N.A.; HIDDEN RIVER ASSOCIATION, INC.; WACHOVIA BANK, NATIONAL ASSOCIATION F/K/A FIRST UNION NATIONAL BANK OF FLORIDA; CHERYL D. COOPER and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 18th day of August, 2014, the following described property as set forth in said Final Judgment, to wit:

Lot 16, Hidden River Subdivision, as per plat thereof recorded in Plat Book 18, pages 41 and 41A, of the Public Records of Sarasota County, Florida and the Southwesterly 50 feet of Lot 15, thereof, Hidden River Subdivision, being more particularly described as follows: Commence at a concrete monument marking the point of intersection of the southwesterly line of Lot 15 and the easterly line of a 100 foot private roadway easement for a point of beginning; thence N. 67 deg. 34'45”W, along the southwesterly line of said Lot 15, a distance of 55.08 feet to the centerline of a 100 foot private roadway easement, also being the Southwesterly corner of Lot 15; thence N. 02 deg. 23'01”W. along the centerline of said private roadway easement, a distance of 48.85 feet; thence N. 41 deg. 07'00”E. along said centerline, a distance of 5.97 feet; thence S. 67 deg. 34'45”E., parallel to said southwesterly line of Lot 15 and 50 feet therefrom, a distance of 2431.93 feet to the intersection with the easterly line of said Lot 15; thence along said easterly line S. 01 deg. 38'06”E., a distance of 54.76 feet to the southeast corner of said Lot 15; thence N. 67 deg. 34'45”W. along said southwesterly line of lot 15, a distance of 2380.59 feet to the point of beginning. Lying and being in Section 36, Township 36 South, Range 20 East, Sarasota County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
