NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 23rd day of April, 2014, and entered in Case No. 51-2010-CA-007916-XXXX-ES (J4), of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein WELLS FARGO BANK, N.A. is the Plaintiff and BRIAN FINCH; WELLS FARGO BANK, N.A. and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 21st day of August, 2014, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
THE WEST 1/2 OF THE SOUTH 123 FEET OF THE NORTH 162 FEET OF THE EAST 356 FEET OF TRACT 101, IN SECTION 3, TOWNSHIP 26 SOUTH, RANGE 21 EAST, ZEPHYRHILLS COLONY COMPANY LANDS, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 55, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA. TOGETHER WITH AN EASEMENT FOR INGRESS AND EGRESS OVER AND ACROSS THE SOUTH 15 FEET OF THE EAST 1/2 OF THE SOUTH 123 FEET OF THE NORTH 162 FEET OF THE EAST 356 FRET OF TRACT 101, IN SECTION 3, TOWNSHIP 26 SOUTH, RANGE 21 EAST, ZEPHYRHILLS COLONY COMPANY LANDS, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 55, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
