NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated July 29, 2014, entered in Case No. 2012CA006403 of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein The Bank of New York Mellon Trust Company, National Association, as Trustee, FKA The Bank of New York Trust Company, N.A., as trustee, as successor to JPMorgan Chase Bank N.A., as trustee for RAMP 2003-RS11 is the Plaintiff and Lesli M. Larmon aka Lesli L. Wilsey; Unknown Spouse of Lesli M. Larmon aka Lesli L. Wilsey; First Horizon Home Loan Corporation; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.manatee.realforeclose.com, beginning at 11:00 AM on the 2nd day of September, 2014, the following described property as set forth in said Final Judgment, to wit:
COMMENCE AT THE NORTHEAST CORNER OF SECTION 36, TOWNSHIP 33 SOUTH, RANGE 17 EAST , MANATEE COUNTY, FLORIDA, SAID CORNER ALSO BEING THE NORTHEAST CORNER OF LOT “A”, J.T. FLEMINGS PLAT, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE 72, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA; THENCE NORTH 88°17'17” WEST, ALONG THE NORTH LINE OF SAID LOT “A”, ALSO BEING THE NORTH LINE OF SAID SECTION 36, A DISTANCE OF 50.01 FEET TO A POINT ON THE MAINTAINED WEST RIGHT-OF-WAY LINE OF CANAL ROAD (16TH AVENUE EAST); THENCE SOUTH 01 °04'09” WEST, ALONG SAID WEST RIGHT-OF-WAY LINE, A DISTANCE OF 1038.65 FEET TO THE POINT OF BEGINNING; THENCE CONTINUING SOUTH 01 °04'09” WEST ALONG THE SAID RIGHT-OF-WAY LINE, A DISTANCE OF 389.63 FEET TO IT'S INTERSECTION WITH THE MAINTAINED NORTH RIGHT-OF-WAY LINE OF PALM VIEW ROAD (61ST STREET EAST); THENCE NORTH 88°24'12 WEST ALONG SAID NORTH RIGHT-OF-WAY LINE A DISTANCE OF 540.26 FEET TO THE EASTERLY LINE OF LOT “D” OF SAID J.T. FLEMING'S PLAT; THENCE NORTH 09°46'43” WEST ALONG SAID EASTERLY LINE OF LOT “D”, A DISTANCE OF 398.68 FEET; THENCE SOUTH 88°17'17” EAST A DISTANCE OF 615.31 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
