NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered May 12, 2014 in Civil Case No. 2013-CA-000533 of the Circuit Court of the TWELFTH Judicial Circuit in and for Manatee County, Bradenton, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWABS INC., ASSET-BACKED CERTIFICATES, SERIES 2007-12 is Plaintiff and NANCY WOLFE, TIM WOLFE, UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 16th day of September, 2014 at 11:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Begin at the Northwest corner of Lot 1, Yarborough Subdivision, North on East side of 28th Street 61.94 feet, East parallel to North line of said Lot 1, 141.5 feet; South parallel to East line of 28th Street 61.94 feet, West along North line of Lot 1, 141.5 feet to the Point of Beginning; according to the plat thereof as recorded in Plat Book 2, page 112, of the Public Records of Manatee County, Florida. All lying within the North 1/2 of the NE 1/4 of the SE 1/4 of the NW 1/4 of Section 34, Township 34 South, Range 17 East, Manatee County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
