RE-NOTICE IS HEREBY GIVEN pursuant to an Order Granting Plaintiff's Motion to Reschedule Foreclosure Sale filed July 29, 2014 and entered in Case No. 2011 CA 008529 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA COUNTY, Florida, wherein PHH MORTGAGE CORPORATION, is Plaintiff, and ED DUCZYMINSKI A/K/A EDWARD C. DUCZYMINSKI, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 09:00 AM at www.sarasota.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 26 day of September, 2014, the following described property as set forth in said Lis Pendens, to wit:
Commence at the SW corner of the N 1/2 of the SE 1/4 of the SE 1/4 of Section 4, Township 36 South, range 18 East; thence Easterly along the south line of said N 1/2 of the SE 1/4 of the SE 1/4, 755'; thence Northerly and parallel to Lockwood Ridge road, 131.00' for the Point of Beginning; thence continue Northerly and parallel to Lockwood Ridge Road, 105.00'; thence Easterly and parallel to the South line of said N1/2 of the SE 1/4 of the SE 1/4, 100.00; thence Southerly and parallel to Lockwood ridge road 105.00; thence Westerly and parallel to the South line of said N 1/2 of the SE 1/4 of the SE 1/4, 100.00 to the Point of Beginning.
Together with a 20' easement for ingress and egress described as follows;
Commence at the SW corner of the N 1/2 of the SE 1/4 of the SE 1/4 of Section 4 Township 36 South, range 18 East; thence Easterly along the South line of said N 1/2 of the SE 1/4 of the SE 1/4, 755.00'; thence Northerly and parallel to Lockwood Ridge Road, 25' to the North SW of 49th Street for a point of beginning; Thence continue Northerly and parallel to Lockwood Ridge Road, 106'; thence Easterly and parallel to 49th Street, 20'; thence Southerly and parallel to Lockwood Ridge Road, 106' to the North r/w of 49th Street; thence Westerly along said R/W 20' to the Point of Beginning, Sarasota County, Florida.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
