For a point of reference commence at the Southwest corner of the Southeast 1/4 of Section 31, Township 25 South, Range 21 East, Pasco County, Florida; thence North 00 degrees 17'49” East, along the West boundary of said Southeast 1/4, a distance of 1708.00 feet; thence South 89 degrees 55'59” East, parallel with the South boundary of said Southeast 1/4, a distance of 1346.77 feet; thence North 00 degrees 11'42” East, a distance of 1330.00 feet for a Point of Beginning; thence North 89 degrees 55'59” West, a distance of 1312.60 feet to a point on the Easterly maintained right of way line of Handcart Road; thence North 00 degrees 11'37” East, along said right of way line, a distance of 665.00 feet; thence departing said right of way line, South 89 degrees 55'59” East, a distance of 1312.62 feet; thence South 00 degrees 11'42” West, a distance of 665.00 feet to the Point of Beginning.
LESS AND EXCEPT road right-of-way as contained in Warranty Deed recorded in Official Records Book 4640, page 321, of the public records of Pasco County, Florida.
TOGETHER WITH an easement for ingress-egress and utilities. Said easement being 70.00 feet in width and lying 35.00 feet on each side of the following described line:
