NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed July 22, 2014, and entered in Case No. 51-2010-CA-001572-ES-J1 of the Circuit Court of the 6th Judicial Circuit, in and for PASCO County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE (CWMBS 2007-HYB2) is the Plaintiff and JAMES E. SMITH a/k/a JAMES EVANS SMITH, DIANA PROCTOR, L & L SABLE RIDGE ASSOCIATES, LIMITED PARTNERSHIP, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INCORPORATED, AS A NOMINEE FOR FIRST BANK D/B/A FIRST BANK MORTGAGE, SABLE RIDGE HOMEOWNERS' ASSOCIATION, INC., STATE OF FLORIDA DEPARTMENT OF REVENUE are the Defendants, the Clerk of the Court will sell to the highest bidder for cash on SEPTEMBER 8, 2014, at 11:00 A.M., at www.pasco.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in PASCO County, Florida, to wit:
Lot 18, SABLE RIDGE PHASE 3A, according to the map or plat thereof as recorded in Plat Book 41, Pages 147-148, Public Records of Pasco County, Florida.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTYFING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
