NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated November 25, 2014, entered in Case No. 13-CA-820 of the Circuit Court of the Twentieth Judicial Circuit, in and for Collier County, Florida, wherein The Bank of New York Mellon FKA The Bank of New York, as Trustee for the Certificateholders of CWALT, Inc., Alternative Loan Trust 2006-OA14, Mortgage Pass-Through Certificates, Series 2006-OA14 is the Plaintiff and Gail Stevens; Unknown Spouse of Gail Stevens; Mortgage Electronic Registration Systems, Inc. as nominee for Countrywide Home Loans, Inc. ; Laguna at Veneta Condominium Association, Inc; Unknown Tenant # 1; Unknown Tenant # 2 are the Defendants, that I will sell to the highest and best bidder for cash at, Collier County Courthouse Annex, Third Floor Lobby, 3315 Tamiami Trail East, Naples, FL 34112, beginning at 11:00 AM on the December 22, 2014, the following described property as set forth in said Final Judgment, to wit:
UNIT NO. 104, BUILDING 14, PHASE XIV, LAGUNA, A CONDOMINIUM, TOGETHER WITH THE PRO RATA INTEREST IN THE COMMON ELMeNTS AND COMMON PROPERTY OF THE CONDOMINIUM AND LIMITED COMMON ELEMENTS APPURTENANT THERETO, MORE PARTICULARLY DELINEATED AND IDENTIFIED IN THE DECLARATION OF CONDOMINIUM OF LAGUNA, A CONDOMINIUM AS RECORDED IN OFFICIAL RECORDS BOOK 3911, PAGE 3235, ET SEQ., OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA AND AS AMENDED.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
