NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated November 24, 2014, and entered in Case No. 2013 CA 007113 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA COUNTY, Florida, wherein WELLS FARGO BANK, N.A. AS TRUSTEE FOR WAMU MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2004-PR2 TRUST, is Plaintiff, and CINTHYA K. RETZ, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 09:00 AM www.sarasota.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 08 day of January, 2015, the following described property as set forth in said Final Judgment, to wit:
From the intersection of the SW'ly line of the 66 foot right-of-way of Tamiami Trail (U.S. 41) and the SE'ly line of the 66 foot right-of-way of Stickney Point Road, run SW'ly along said SE'ly line of Stickney Point Road 2345 feet to a concrete monument on the NE'ly line of a 60 foot street; thence angle to the left of 111 deg. 34 minutes, run SE'ly along the NE'ly line of 60 foot street, 602.2 feet to an iron pipe on the SE'ly line of a 40 foot street; thence angle to the left of 68 deg. 26 minutes, run NE'ly along said SE'ly line of 40 foot street and parallel to Stickney Point Road 105 feet to an iron pipe which is Point of Beginning; thence continue on same line, 80 feet to an iron pipe; thence angle to the right of 90 deg., run SE'ly 120 feet to an iron pipe; thence angle to the right of 90 deg., run SW'ly and parallel to Stickney Point Road 80 feet to an iron pipe; thence NW'ly 120 feet to the Point of Beginning, being in the SW 1/4 of Section 17, Township 37 South, Range 18 East, Sarasota County, Florida.
Subject to valid reservations, restrictions and easements of record.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
