NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated September 9, 2014, and entered in 14-CA-003999 of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Florida, wherein NATIONSTAR MORTGAGE LLC D/B/A CHAMPION MORTGAGE COMPANY is the Plaintiff and THE UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM AN INTEREST IN THE ESTATE OF VERA B. SMITH A/K/A VERA B. HOLDER SMITH, DECEASED; SHEILA SMITH; DEBBIE SMITH BURKS; UNITED STATES OF AMERICA ON BEHALF OF THE SECRETARY OF HOUSING AND URBAN DEVELOPMENT are the Defendant(s). Pat Frank as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.hillsborough.realforeclose.com, at 10:00 AM, on January 06, 2015, the following described property as set forth in said Final Judgment, to wit:
COMMENCE AT THE NORTHWEST CORNER OF THE NE ONE QUARTER OF THE SW ONE QUARTER OF SECTION 21, TOWNSHIP 29 SOUTH, RANGE 22 EAST, HILLSBOROUGH COUNTY FLORIDA, AND RUN S 89 DEGREES 38'40” E ALONG THE NORTH BOUNDARY OF THE SW ONE QUARTER OF SAID SECTION 21, A DISTANCE OF 793.47 FEET; THENCE S 21 DEGREES 05'59” E 166.57 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE S 21 DEGREES 05'59” E 300.00 FEET TO THE NORTHERLY RIGHT OF WAY LINE OF MCDONALD ROAD; THENCE ALONG SAID RIGHT OF WAY LINE N 60 DEGREES 43'44” E 2.21 FEET TO A POINT OF CURVATURE; THENCE ALONG A CURVE TO THE RIGHT, HAVING A RADUS OF 602.80 FEET, CENTRAL ANGLE 14 DEGREES 05'14”. ARC 148.21 FEET, CHORD N 67 DEGREES 46'21” E 147.84 FEET; THENCE LEAVING SAID RIGHT OF WAY LINE PROCEED N 21 DEGREES 05'59” W 296.78 FEET; THENCE S 68 DEGREES 54'01” W 150.00 FEET TO THE POINT OF BEGINNING. LYING AND BEING IN SECTION 21, TOWNSHIP 29 SOUTH, RANGE 22 EAST, HILLSBOROUGH COUNTY, FLORIDA. LESS ANY PORTION THEROF LYING IN THE ROAD RIGHT OF WAY.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
