NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed December 3, 2014, and entered in Case No. 51-2014-CA-000852-ES-J5 of the Circuit Court of the 6th Judicial Circuit, in and for PASCO County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATEHOLDERS, CWALT, INC., ALTERNATIVE LOAN TRUST 2006-OA12, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2006-OA12 is the Plaintiff and JOEL WAECHTER, are the Defendants, the Clerk of the Court will sell to the highest bidder for cash on FEBRUARY 9, 2015, at 11:00 A.M., at www.pasco.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in PASCO County, Florida, to wit:
Lot 27, in Block 3, of FOXWOOD SUBDIVISION, PHASE II, according to the map or plat thereof, as recorded in Plat Book 15, on Page 96, of the Public Records of Pasco County, Florida.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTYFING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
