NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated December 16, 2014, and entered in Case No. 13-CA-0009685 of the Circuit Court of the 13th Judicial Circuit, in and for HILLSBOROUGH County, Florida, where in AMERICAN REAL ESTATE ACQUISITIONS AND ERIC HAYA, is the Plaintiff and JULIE JULIAN, CITY OF TAMPA, JOHN M. JULIAN, are the Defendants, the Clerk of Court shall offer for sale to the highest bidder for cash on February 3, 2015, beginning at 10:00 AM, at www.hillsborough.realforeclose.com, the following described property as set forth in said Summary Final Judgment lying and being situate in HILLSBOROUGH County, Florida, to wit:
Lot 35 and the West 15 feet of Lot 36 of EMORY HEIGHTS, as per map or plat thereof, as recorded in Plat Book 28, Page 46 of the Public Records of Hillsborough County, Florida
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE. THE CLERK SHALL RECEIVE A SERVICE CHARGE OF UP TO $70 FOR SERVICES IN MAKING, RECORDING, AND CERTIFYING THE SALE AND TITLE THAT SHALL BE ASSESSED AS COSTS. THE COURT, IN ITS DISCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
