NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated SEPTEMBER 24, 2013, and entered in Case No. 41 2012CA003807AX DIV. B of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK, AS TRUSTEE FOR THE HOLDERS OF THE CERTIFICATES, FIRST HORIZON MORTGAGE PASS-THROUGH CERTIFICATES SERIES FHAMS 2006-AA5, BY FIRST HORIZON HOME LOANS, A DIVISION OF FIRST TENNESSEE BANK NATIONAL ASSOCIATION, MASTER SERVICER, IN ITS CAPACITY AS AGENT FOR THE TRUSTEE UNDER THE POOLING AND SERVICING AGREEMENT, is the Plaintiff and KRISTEN L. TALBOT RICHELIEU A/K/A KRISTEN TALBOT RICHELIEU F/K/A KRISTEN L. RICHELIEU A/K/A KRISTEN L. TALBOT A/K/A KRISTEN TALBOT A/K/A KRISTEN RICHELIEU; MILL CREEK HOMEOWNERS ASSOCIATION, INC.; UNKNOWN TENANT(S) are the Defendant(s). R.B. Shore III as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.manatee.realforeclose.com, at 11:00 AM on February 25, 2014 , the following described property as set forth in said Final Judgment, to wit:
LOT 5235, MILL CREEK SUBDIVISION, PHASE V B, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 31, PAGES 60 THROUGH 77, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
