Notice is hereby given that pursuant to a Final Judgment of Foreclosure entered on the 24th day of January, 2014, in that certain cause pending in the Circuit Court in and for Lee County, Florida, wherein BMO HARRIS BANK N.A., successor by merger to THE HARRIS BANK, N.A., is the Plaintiff and PEDRO HERNANDEZ, ELSA HERNANDEZ a/k/a ELSA HERNANDEZ, BMO HARRIS BANK N.A., successor by merger to THE HARRIS BANK, N.A., EAST COAST RECOVERY, INC. and STATE OF FLORIDA, are the Defendants, Civil Action Case No. 12-CA-050221, I, will at 9:00 a.m. on Feb 24, 2014, offer for sale and sell to the highest bidder for cash on line at www.lee.realforeclose.com the following described property, situate and being in Lee County, Florida, to wit:

Lots 1, 2 and 3, Block 4586, UNIT 69, CAPE CORAL SUBDIVISION, according to the plat thereof, recorded in Plat Book 22, Pages 31 through 61, of the Public Records of Lee County, Florida.
TOGETHER WITH BUT WITHOUT WARRANTY:
A parcel of land being a portion of Eternity Canal right-of-way adjacent to Lots 1, 2, and 3, Block 4586, Cape Coral Subdivision, Unit 69, according to the Plat Book 22, Pages 31 through 51, of the Public Records of Lee County, Florida, conveyed by the City of Cape Coral in Quit-Claim Deed recorded in Instrument #2006000134685, and being more particularly described as follows:
Beginning at the southwesterly corner of said Lot 1, being a point on the easterly right-of-way line of Agualinda Boulevard (100' right-of-way), and a point on the northerly right-of-way line of Eternity Canal (150' right-of-way); Thence S 00Ëš38'20” E, a distance of 57.00 feet along said easterly right-of-way line of Agualinda Boulevard to an intersection with the water face of an existing concrete seawall extended southwesterly, said water face is adjoining the northwesterly edge of an existing concrete bridge wing wall; Thence N 57Ëš23'53” E, a distance of 21.91 feet along the water face edge of an existing concrete seawall and northwesterly edge of an existing concrete bridge wing wall to the easterly end of the existing concrete bridge wing wall; Thence N 58Ëš19'41” E, a distance of 85.24 feet along the water face of an existing concrete seawall to an intersection with the northerly right-of-way line of Eternity Canal, and the southerly line of said Lot 3, Thence N 89Ëš43'07” W, a distance of 90.37 feet along the southerly line of said Lot 1 and Lot 2, to the Point of Beginning.

Reserving therefrom the westerly 25 feet as a Public Utilities, Drainage, Roadway and Bridge Maintenance Easement; the southeasterly 6 feet is reserved as a Public Utilities and Drainage Easement.
Said sale will be made pursuant to and in order to satisfy the terms of said Final Judgment of Foreclosure.
