NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure filed January 31, 2014, and entered in Case No. 36-2013-CA-050444 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida in which The Bank of New York Mellon, formerly known as The Bank of New York, successor in interest to JPMorgan Chase Bank, N.A. as Trustee for Structured Asset Mortgage Investments II Inc., Bear Stearns ALT-A Trust, Mortgage Pass-Through Certificates, Series 2005-7, is the Plaintiff and Gregg A. Welch also known as Gregg Welch, Joan A. Bowen also known as Joan B. Welch, Rosalie M. Brush also known as Rosalie Marie Brush, Wells Fargo Bank, N.A., successor in interest to Wells Fargo Home Mortgage, Inc. , Avila at Sun City Center Ft. Myers Condominium Association, Inc., Pelican Preserve Community Association, Inc., Steve Taylor d/b/a America's Servicing Company, Tenant # 1 N/K/A Virginia Brooks, are defendants, the Lee County Clerk of the Circuit Court will sell to the highest and best bidder for cash in/on www.lee.realforeclose.com in accordance with chapter 45 Florida Statutes , Lee County, Florida at 9:00am on the 3 day of March, 2014, the following described property as set forth in said Final Judgment of Foreclosure:

MYERS, A CONDOMINIUM, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS APPURTENANT THERETO, ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 3539, PAGE 2864, AND SUBSEQUENT AMENDMENTS THERETO, PUBLIC RECORDS OF LEE COUNTY, FLORIDA.
