NOTICE IS HEREBY GIVEN pursuant to an Order Resetting Foreclosure Sale dated the 4th day of February, 2014, and entered in Case No. 2009 CA 008174 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE SUCCESSOR IN INTEREST TO WACHOVIA BANK, NATIONAL ASSOCIATIONS, AS TRUSTEE FOR J.P. MORGAN MORTGAGE TRUST 2005-S1 is the Plaintiff and SHAUN CUMSTON A/K/A SHAUN P. CUMSTON; KAREN CUMSTON; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; SUNCOAST SCHOOLS FEDERAL CREDIT UNION; KENSINGTON WOODS HOMEONWERS ASSOCIATION, INC.; TENANT #1, TENANT #2, TENANT #3, and TENANT #4 the names being fictitious to account for parties in possession are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 12th day of March, 2014, the following described property as set forth in said Final Judgment, to wit:
LOT 23, KENSINGTON WOODS SUBDIVISION, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 30, PAGES 22, 22A THROUGH 22D, INCLUSIVE, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
