NOTICE IS HEREBY GIVEN that pursuant to the Final Judgment of Foreclosure entered on October 28, 2013, in Case No. 10-CA-007953 of the Circuit Court of the Thirteenth Judicial Circuit for Hillsborough County, Florida, in which Regions Bank, Successor by Merger with AmSouth Bank, is Plaintiff, and John C. Dyn, et al., are Defendants, the Clerk of Court will sell to the highest and best bidder for cash, on the 10th day of March, 2014 at 10:00 A.M. the judicial sale will be conducted electronically online at the following website: http://www.hillsborough.realforeclose.com on the following described real property as set forth in said Final Judgment, to wit:
Part of Lot 7, Block 21, SUBDIVISION OF BLOCK 21, WEST HYDE PARK, according to plat thereof, recorded in Plat Book 8, Page 20 of the Public Records of Hillsborough County, Florida, more particularly described as follows:
Begin at the intersection of Watrous Avenue and Gunby Avenue, being the Northwest corner of said Lot 7, Block 21, West Hyde Park Subdivision, thence run on the Northeasterly line of Gunby Avenue, which is the West boundary line of said Lot 7, Southeasterly 116.5 feet for a Point of Beginning, thence run Southeasterly along said West boundary line of said Lot 7, 60 feet to an intersection of an alley and Gunby Avenue, thence run on the Northwest line of said alley in a Northeasterly direction 110 feet, thence run in a Northwesterly direction parallel with Gunby Avenue 33 feet; thence run
in a straight line to the Point of Beginning; EXCEPT that portion of the above described premises described as Beginning at the Northwest corner of said Lot 7, thence run 116.5 feet Southeasterly along the Westerly boundary of said Lot 7 for a Point of Beginning, thence run Southeasterly 10 feet along the Westerly boundary line of said Lot 7, thence run in a straight line at right angles to the Westerly boundary line of said Lot 7, to a point where said line intersects the Northerly boundary line of the property above described; thence run along the Northerly boundary line of said property to the Point of Beginning, being a triangular strip of land, having a base on Gunby Avenue 10 feet wide. Together with the North 1/2 of vacated alley abutting thereto as vacated by Ordinance 111-A in the records of the City of Tampa, Hillsborough County, Florida. (Parcel II)
Together with the Southwesterly 60 feet of the South 1/25 of vacated alley in SUBDIVISION OF BLOCK 21, WEST HYDE PARK, according to map or plat thereof as recorded in Plat Book 8, Page 20 of the Public Records of Hillsborough County, Florida. (Parcel III)
Together with the Northeasterly 60 feet of the Southwesterly 120 feet of the South 1/2 of vacated alley in SUBDIVISION OF BLOCK 21, WEST HYDE PARK, according to map or plat thereof as recorded in Plat Book 8, Page 20 of the Public Records of Hillsborough County, Florida. (Parcel IV).
Any person or entity claiming an interest in the surplus, if any, resulting from the foreclosure sale, other than the property owner as of the date of the Lis Pendens, must file a claim on the same with the Clerk of Court within 60 days after the foreclosure sale.
