NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure filed December 20, 2013 entered in Civil Case No. 36-2012-CA-051895 of the Circuit Court of the TWENTIETH Judicial Circuit in and for Lee County, Ft. Myers, Florida, the Clerk of Court will sell to the highest and best bidder for cash at www.lee.realforeclose.com in accordance with Chapter 45, Florida Statutes, at 9:00 am on 24 day of January, 2014 on the following described property as set forth in said Summary Final Judgment:
Lot 4, Corkscrew Estates: A parcel of land lying in the East one quarter of Section 21, Township 46 South, Range 27 East, Lee County, FL, more particularly described as follows:
Commencing at the Southeast comer of said Section 21, thence N 89°30'00” W, along the South line of said Section 21 for a distance of 1320.47 feet to the Southwest corner of the Southeast quarter (SE 1/4) of the Southeast quarter (SE 1/4) of said Section 21, thence N 00°16'39” W for a distance of 50.00 feet to the north right of way line Corkscrew Road (100' wide); thence N 00°16'39” W, for a distance of 2307.50 feet along the West line of the East half of the Southeast quarter (SE 1/4) of said Section 21 to the Point of Beginning; thence N 00°16'39” E, for a distance of 806.00 feet; thence S 89°29'34” E, for a distance of 737.35 feet to a point on the centerline of a 60' wide roadway easement; thence S 24°07'47” W, for a distance of 349.28 feet to the point of curvature of a curve, concave to the Southeast, having a radius of 1425.53 feet; thence Southerly along the arc of said curve and said roadway for a distance of 502.44 feet; through a central angle of 20°11'40” to the end of said curve, thence leaving said centerline, N 89°29'34” W for a distance of 477.26 feet to the Point of Beginning.
The South line of said Section 21 bears S 89°30'00” E and all others relative thereto.
Together with and subject to the previously mentioned 60' wide roadway centered on the East property line.
Reserving an easement over the above described property for ingress and egress and roadway purposes and granting said easement to the owners of lots 1,2,3,4,5,6,7,8,9,10,11,12 and 13 in Corkscrew Estates, as more particularly described in the said Declaration and amendments thereto.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
