NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 16th day of December, 2013, and entered in Case No. 2012 CA 010401, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION is the Plaintiff and DAGOBERTO RIVERA; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR FIRST MAGNUS FINANCIAL CORPORATION and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 24th day of January, 2014, the following described property as set forth in said Final Judgment, to wit:

Together with an easement for ingress and egress over the following described property, recorded in Official Records Instrument No. 1999108975, of the Public Records of Sarasota County, Florida;
Commence at the SW corner of Lot 9, Block “N”, of Plat of Sarasota, as per plat thereof recorded in Plat Book A, Page 49, of the Public Records of Sarasota County, Florida; thence East along the South line of said Lot 9, a distance of 7.000 feet to a point of beginning; thence continue East, a distance of 10.00 feet; thence South a distance of 23.24 feet; thence South 22 deg. 05' 13” East, a distance of 8.57 feet; thence North 87 deg. 17' 25” West, a distance of 18.35 feet; thence North 35 deg. 21' 49” East, a distance of 8.82 feet; thence North, a distance of 23.11 feet to the Point of Beginning.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
