Notice is hereby given that, pursuant to a Final Judgment of Foreclosure dated July 10, 2014 entered in Civil Case Number 2012CA006975, in the Circuit Court for Manatee County, Florida, wherein BANK OF AMERICA, N.A. is the Plaintiff, and IRENE E. KELLEHER A/K/A IRENE KELLEHER, et al., are the Defendants, Manatee County Clerk of Court will sell the property situated in Manatee County, Florida, described as:

BEGIN AT THE MOST NORTHWESTERLY CORNER OF LOT 10 SHERWOOD PINES SUBDIVISION AS RECORDED IN PLAT BOOK 22, PAGES 33 AND 34, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA; THENCE N 39°23`34” E, ALONG THE NORTHWESTERLY LINE OF SAID LOT 10 A DISTANCE OF 56.34 FEET; THENCE S 69°53`23” E, A DISTANCE OF 21.20 FEET TO THE CENTERLINE OF A COMMON WALL; THENCE S 50°36`11” E, ALONG THE CENTERLINE OF SAID COMMON WALL; DISTANCE OF 32.00 FEET; THENCE S 52°53`57” E, A DISTANCE OF 36.30 FEET TO A POINT ON THE RIGHT OF WAY LINE OF 5TH STREET COURT EAST, SAID LINE BEING A CURVE CONCAVE TO THE SOUTHEAST AND HAVING A RADIUS OF 53.00 FEET; THENCE SOUTHWESTERLY ALONG SAID CURVE THROUGH A CENTRAL ANGLE OF 21°37`50” AN ARC LENGTH OF 20.00 FEET TO A POINT WHICH BEARS S 24°12`34” W, A DISTANCE OF 19.89 FEET, SAID POINT BEING THE MOST SOUTHWESTERLY POINT OF SAID LOT 10; THENCE N 76°36`21” W, A DISTANCE OF 104.01 FEET TO THE POINT OF BEGINNING.
at public sale, to the highest and best bidder, for cash, at www.manatee.realforeclose.com at 11:00 AM, on the 12th day of August, 2014. Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
