NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated July 07, 2014, and entered in Case No. 2013 CA 004208 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA COUNTY, Florida, wherein JPMORGAN CHASE BANK, NATIONAL ASSOCIATION, is Plaintiff, and RHODES G. STATHAS, III A/K/A RHODES GEORGE STATHAS, III, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 09:00 AM at www.sarasota.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 12 day of August, 2014, the following described property as set forth in said Final Judgment, to wit:
The S 1/2 of the SE 1/4 of SW 1/4 of Section 26, Township 36 South, Range 20 East, Sarasota County, Florida. LESS AND EXCEPT the following-described parcel: Commence at the SE corner of the SW 1/4 of Section 26, Township 36 South, Range 20 East. Said point is also the point of beginning for the tract herein described; thence N 00 degrees 16 minutes 15 seconds E. and along the East line of said SW 1/4, a distance of 329.00 feet; thence N 88 degrees 49 minutes 54 seconds W a distance of 1,333.94' Deed (1,334.69' actual) to the West line of the SE 1/4 of the SW 1/4 of Section 26, thence S 00 degrees 43 minutes 06 seconds W and along said West line a distance of 330.88 feet to the SW corner of the SE 1/4 of the SW 1/4 of Section 26, thence S 88 degrees 54 minutes 45 seconds East and along the South line of Section 26, a distance of 1,337.24 feet to the true point of beginning. LESS the maintained Right of Way for Lena Road as described in RPB 4, Page 36, of the Public Records of Sarasota County, Florida.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
