NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 20th day of June, 2014, and entered in Case No. 13-006612-CI, of the Circuit Court of the 6TH Judicial Circuit in and for Pinellas County, Florida, wherein WELLS FARGO BANK, NATIONAL ASSOCIATION AS TRUSTEE FOR STRUCTURED ASSET MORTGAGE INVESTMENTS II INC. BEAR STEARNS MORTGAGE FUNDING TRUST 2007-AR3 MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-AR3 is the Plaintiff and ROGER C. JONES; CITIBANK, N.A., AS TRUSTEE FOR CERTIFICATEHOLDERS OF BEAR STEARNS SECOND LIEN TRUST 2007-1, MORTGAGE-BACKED CERTIFICATES, SERIES 2007-1; EDGEWATER ARMS FOURTH, INC.; EDGEWATER ARMS MASTER ASSOCIATION, INC. and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 4th day of August, 2014, at 10:00 AM on Pinellas County's Public Auction website: www.pinellas.realforeclose.com in accordance with chapter 45, the following described property as set forth in said Final Judgment, to wit:
THAT CERTAIN CONDOMINIUM PARCEL NUMBER 546, OF EDGEWATER ARMS FOURTH, AS RECORDED IN CONDOMINIUM PLAT BOOK 17, PAGES 15 AND 16, WHICH SHEET 2 OF SAID PLAT AMENDED AND FILED IN CONDOMINIUM PLAT BOOK 20, PAGE 34 OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA; TOGETHER WITH AN UNDIVIDED 0.84% INTEREST OR SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO IN ACCORDANCE WITH THE DECLARATION OF CONDOMINIUM, INCLUDING ALL OF ITS ATTACHMENTS, SCHEDULES AND EXHIBITS AS RECORDED IN O.R. BOOK 4137, PAGES 1774 THROUGH 1844 INCLUSIVE, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, AND SUBSEQUENTLY MODIFIED AND AMENDED AND RECORDED IN O.R. BOOK 4301, PAGES 642 THROUGH 644 INCLUSIVE AND O. R. BOOK 4340, PAGES 2072 THROUGH 2079 INCLUSIVE, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
