NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated February 13, 2014, and entered in Case No. 2008 CA 012414 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA COUNTY, Florida, wherein WELLS FARGO BANK, NATIONAL ASSOCIATION AS TRUSTEE FOR STRUCTURED ASSET MORTGAGE INVESTMENTS II INC., GREENPOINT MORTGAGE FUNDING TRUST 2005-AR4, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2005-AR4, is Plaintiff, and RITA V. DEAN A/K/A RITA A V DEAN, et al are Defendants, the clerk will sell to the highest and best bidder for cash, beginning at 09:00 AM at www.sarasota.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 18 day of July, 2014, the following described property as set forth in said Final Judgment, to wit:
A PORTION OF LOTS 1, 2, & 4, ALL OF LOT 3, BLOCK C, HARTSDALE, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE 177, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE NORTHWEST CORNER OF LOT 1, BLOCK C, HARTSDALE, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE 177, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA; THENCE EAST ALONG THE NORTH LINE OF SAID LOT 1, BLOCK C, A DISTANCE OF 85.00 FEET TO A POINT OF BEGINNING; THENCE CONTINUE EAST, A DISTANCE OF 70.00 FEET, THENCE SOUTH 00 DEGREES 31'31” EAST, 136.74 FEET TO INTERSECT THE SOUTH LINE OF SAID LOT 4, BLOCK C; THENCE NORTH 89 DEGREES 59'14” WEST, ALONG THE SOUTH LINE OF LOTS 4,3 AND 2 OF SAID BLOCK C, 70.00 FEET; THENCE NORTH 00 DEGREES 31'31” WEST, 136.72 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
