NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 24, 2014, entered in Case No. 2009-CA-038964-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein The Bank of New York Mellon fka The Bank of New York as Trustee for the Certificateholders CWMBS, Inc. CHL Mortgage Passthrough Trust 2005-7 Mortgage Pass-Through Certificates, Series 2005-7 is the Plaintiff and Juan F. Fernandez; Bank of America, N.A.; The Club at Orlando Condominium Association, Inc.; Unknown Spouse of Juan F. Fernandez; Unknown Tenant(s) in Possession of the Subject Property; Arleen Fernandez; Aracelis A. Vargas are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 11th day of July, 2014, the following described property as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT NO D-2, BUILDING 7, OF THE CLUB AT ORLANDO, A CONDOMINIUM, ACCORDING TO THE DECLARATION THEREOF, AS RECORDED IN OFFICIAL RECORDS BOOK 3579, PAGES 1257 THROUGH 1347, INCLUSIVE OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND ALL AMENDMENTS THERETO, TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS PERTAINING THERETO.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
