NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated May 27, 2014, and entered in Case No. 13002731CA, of the Circuit Court of the 20th Judicial Circuit in and for CHARLOTTE County, Florida, wherein FEDERAL NATIONAL MORTGAGE ASSOCIATION is Plaintiff and ROGER G. VOTH; UNKNOWN SPOUSE OF ROGER G. VOTH; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; SUNTRUST BANK; EMERALD POINTE CONDOMINIUM ASSOCIATION, INC.; are defendants. I will sell to the highest and best bidder for cash BY ELECTRONIC SALE AT: WWW.CHARLOTTE.REALFORECLOSE.COM, at 11:00 A.M., on the 25 day of September, 2014, the following described property as set forth in said Final Judgment, to wit:
UNIT 301-D IN EMERALD POINTE, PHASE IV, A CONDOMINIUM, ACCORDING TO THE PLAT THEREOF AS RECORDED IN CONDOMINIUM BOOK 2, PAGES 50A AND 50B, AND AS AMENDED FROM TIME TO TIME OF THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA AND BEING FURTHER DESCRIBED IN THE CERTAIN DECLARATION OF CONDOMINIUM FILED 31ST DAY OF DECEMBER, 1980, IN O.R. BOOK 653, PAGE 530, ET SEQ., AS CLERK'S INSTRUMENT NO. 512621 AND AS AMENDED FROM TIME TO TIME, OF THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA. TOGETHER WITH AS AN APPURTENANCE TO SAID UNIT AN UNDIVIDED INTEREST IN AND TO THE COMMON ELEMENTS AS SET FORTH IN THE DECLARATION OF CONDOMINIUM OF EMERALD POINTE CONDOMINIUM.
A person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim with 60 days after the sale.
