NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 25, 2014, entered in Case No. 2013CA003389AX of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein CitiMortgage, Inc. is the Plaintiff and Kenneth E. Engel; Unknown Spouse of Kenneth E. Engel; SunTrust Bank; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.manatee.realforeclose.com, beginning at 11:00 AM on the 25th day of March, 2014, the following described property as set forth in said Final Judgment, to wit:
THE EAST 1/2 OF THE FOLLOWING DESCRIBED PROPERTY, COMMENCE 54.77 CHAINS (3614.82 FEET) SOUTH OF THE NORTHWEST CORNER OF SECTION 29, TOWNSHIP 33 SOUTH, RANGE 19 EAST, MANATEE COUNTY, THENCE EAST, 15 CHAINS (990.00 FEET) TO FOR A POINT OF BEGINNING, THENCE SOUTH, 4.20 CHAINS (277.20 FEET), THENCE WEST, 7.20 CHAINS (475.20 FEET), THENCE NORTH, 4.20 CHAINS (277.20 FEET), THENCE EAST, 7.20 CHAINS (475.20 FEET) TO THE POINT OF BEGINNING.
LESS THE FOLLOWING DESCRIBED REAL PROPERTY SET FORTH IN WARRANTY DEED RECORDED IN O.R. BOOK 1417, PAGE 3983, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
THE EAST 1/2 OF THE EAST 1/2 OF THE FOLLOWING DESCRIBED PROPERTY, COMMENCE AT THE NORTHWEST CORNER OF SECTION 29, TOWNSHIP 33 SOUTH, RANGE 19 EAST MANATEE COUNTY, FLORIDA, THENCE RUN EAST 15.0 CHAINS (990.00 FEET) THENCE RUN SOUTH, 4.20 CHAINS (277.20 FEET), THENCE RUN WEST, 7.20 CHAINS (475.20 FEET), THENCE NORTH, 4.20 CHAINS (277.20 FEET), THENCE EAST, 7.20 CHAINS (475.20 FEET) TO THE POINT OF BEGINNING.
AND LESS ADDITIONAL RIGHT-OF-WAY, IF ANY, FOR 9TH STREET AND 3RD AVENUE, AS SET FORTH IN WARRANTY DEED RECORDED IN O.R. BOOK 1417, PAGE 3549, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
