NOTICE IS HEREBY GIVEN, pursuant to a Final Judgment of Foreclosure dated February 19, 2014, entered in Case Number 2013-CA-005447-WS of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, in which DAVID C. BARTELT, AS SETTLOR AND TRUSTEE OF THE DAVID C. BARTELT REVOCABLE FAMILY TRUST DATED 8/6/91 is the Plaintiff, and BRIAN M. PHELAN; DAVID C. BARTELT, SETTLOR AND TRUSTEE OF THE DAVID C. BARTELT REVOCABLE FAMILY TRUST DATED 8/6/91, BOARD OF COUNTY COMMISSIONERS OF PASCO COUNTY; UNITED STATES OF AMERICA, DEPARTMENT OF THE TREASURY, INTERNAL REVENUE SERVICE, UNKNOWN TENANT #1 AND UNKNOWN TENANT #2, any and all unknown parties claiming by, through, under and against the herein named individual Defendant(s) who are not known to be dead or alive, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees or other claimants, are Defendants, the Clerk will sell to the highest and best bidder for cash at an online sale at www.pasco.realforeclose.com at 11:00 A.M. on April 16, 2014, the following described property, as set forth in said Final Judgment:
Lots 49, 50 and 51, Block 260, MOON LAKE ESTATES, UNIT FIFTEEN, a subdivision according to the plat thereof recorded in Plat Book 6, Pages 65A, 66, 67 and 68, of the Public Records of Pasco County, Florida. TOGETHER with a 1989 doublewide PALM mobile home - VIN#PH092265A and PH092265B, Title #46412737 and 46368429.

Any person claiming an interest in the surplus, if any, from the sale, other than the property owner as of the date of the Lis Pendens, must file a claim within sixty (60) days after the sale.
