NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 3, 2014 and entered in 2011CA008067 of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK, AS TRUSTEE FOR THE HOLDERS OF THE CERTIFICATES, FIRST HORIZON MORTGAGE PASS-THROUGH CERTIFICATES SERIES FHAMS 2006-AA7, BY FIRST HORIZON HOME LAONS, A DIVISION OF FIRST TENNESSEE BANK NATIONAL ASSOCIATION, MASTER SERVICER, IN ITS CAPACITY AS AGENT FOR THE TRUSTEE UNDER THE POOLING AND SERVICING AGREEMENT, is the Plaintiff and JEFFREY WAGNER; JANET WAGNER; UNKNOWN TENANT #1 N/K/A CHRISTINA PEREZ; UNKNOWN TENANT #2 N/K/A CHRISTINA PEREZ; UNKNOWN TENANT #3 N/K/A JEREMY DECK; UNKNOWN TENANT #4 N/K/A BREATICE GUEVAVA are the Defendant(s). R.B. Shore III as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.manatee.realforeclose.com, at 11:00 AM on April 4, 2014 , the following described property as set forth in said Final Judgment, to wit:
LOT 28, BLOCK A, BAY VIEW PARK REVISED SUBDIVISION, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 4, PAGE 147, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
