NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 26, 2014, and entered in 51-2009-CA-003043-WS (J2) of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK, AS SUCCESSOR TO JPMORGAN CHASE BANK, NA F/K/A JPMORGAN CHASE BANK AS TRUSTEE UNDER THE POOLING AND SERVICING AGREEMENT DATED AS OF MARCH 1,2004 AMONT ASSET BACKED FUNDING CORPORATION LITTON LOAN SERVICING LP ABFC ASSET-BACKED CERTIFICATES, SERIES 2004-AHL1, is the Plaintiff and LUIS M SETA; NORA CAROLINA SETA F/K/A NORA C SETA; NATURE'S HIDEAWAY PHASE IV HOMEOWNERS ASSOCIATION INC.; NATURE'S HIDEAWAY MASTER ASSOCIATION INC.; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC.; UNKNOWN TENANTS are the Defendant(s). Paula O'Neil as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.pasco.realforeclose.com, at 11:00 AM on April 17, 2014 , the following described property as set forth in said Final Judgment, to wit:
LOT 313, NATURES HIDEAWAY, PHASE IV, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 27, PAGES 109-113, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
