NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 26, 2014, and entered in 51-2009-CA-006037WS of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein HSBC BANK USA, NATIONAL ASSOCIATION, AS TRUSTEE UNDER THE POOLING AND SERVICING AGREEMENT DATED AS OF MAY 1, 2006 FREMONT HOME LOAN TRUST 2006-A, is the Plaintiff and EDWARD S. CLEAVER; DIANNA LYNN BALZER A/K/A DIANNA LYNN CLEAVER; JASMINE LAKES COMMUNITY AND CIVIC ASSOCIATION, INC.; UNKNOWN TENANTS; PHONG KNA NGUYEN are the Defendant(s). Paula O'Neil as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.pasco.realforeclose.com, at 11:00 AM on April 17, 2014 , the following described property as set forth in said Final Judgment, to wit:
LOT 1229 OF THE UNRECORDED PLAT OF JASMINE LAKES, UNIT SEVEN; A PORTION OF THE SOUTHEAST 1/4 OF SECTION 15, TOWNSHIP 25 SOUTH, RANGE 16 EAST, PASCO COUNTY, FLORIDA, BEING FURTHER DESCRIBED AS FOLLOWS: COMMENCE AT THE SOUTHWEST CORNER OF THE SOUTHEAST 1/4 OF SAID SECTION 15; THENCE RUN ALONG THE WEST LINE OF THE SOUTHEAST 1/4 OF SAID SECTION 15, NORTH 00 DEGREES 15'00” EAST, A DISTANCE OF 518.89 FEET; THENCE SOUTH 89 DEGREES 43'05” EAST, A DISTANCE OF 1694.83 FEET FOR A POINT OF BEGINNING; THENCE NORTH 0 DEGREES 16'55” EAST, A DITANCE OF 100 FEET; THENCE SOUTH 89 DEGREES 43'05” EAST, A DISTANCE OF 70 FEET; THENCE SOUTH 00 DEGREES 16'55” WEST, A DISTANCE OF 100 FEET; THENCE NORTH 89 DEGREES 43'05” WEST, A DISTANCE OF 70 FEET TO THE POINT OF BEGINNING; THE SOUTH 10 FEET AND THE EAST 3 FEET THEREOF BEING SUBJECT TO AN EASEMENT OF DRAINAGE AND/OR UTILITIES. THIS BEING DESCRIPTION OF LOT 1229, UNIT 7-A, JASMINE LAKES SUBDIVISION, PLAT BOOK 11, PAGES 122 AND 123, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, THE SAID LOT 1229 BEING NOTED AS NOT BEING A PART OF THIS PLAT.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
