NOTICE IS HEREBY GIVEN pursuant to an Order of Final Judgment entered in Case No. 51-2012-CA-002561ES in the Circuit Court of the SIXTH Judicial Circuit in and for PASCO County, Florida, wherein, THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2005-12, Plaintiff, and, AMY M. RICHARDS JAMES ROSS RICHARDS, et. al., are Defendants. The Clerk of Court will sell to the highest bidder for cash online at www.pasco.realforeclose.com at the hour of 11:00AM, on the 23rd day of April, 2014, the following described property:
THE NORTH 110.00 FEET OF TRACT 99, IN SECTION 4, TOWNSHIP 26 SOUTH, RANGE 21 EAST,ZEPHYRHILLS COLONY COMPANY LANDS, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1,PAGE 55, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, LESS THE EAST 479.00 FEET THEREOF, SUBJECT TO AN EASEMENT OVER AND ACROSS THE EAST 25 FEET THEREOF FOR INGRESS AND EGRESS. AND THE NORTH 1/2 OF THE SOUTH 125.00 FEET OF THE NORTH 235 FEET OF TRACT 99, ZEPHYRHILLS COLONY COMPANY LANDS IN SECTION 4, TOWNSHIP 26 SOUTH, RANGE 21 EAST, AS RECORDED IN PLAT BOOK 1, PAGE 55, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, LESS THE EAST 479 FEET THEREOF, SUBJECT TO EASEMENT OVER AND ACROSS THE EAST 25 FEET FOR INGRESS AND EGRESS.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
