NOTICE IS HEREBY GIVEN that Sale will be made pursuant to an Order or Final Summary Judgment. Final Judgment was awarded on April 7, 2014 in Civil Case No.: 2012 CA 006189 NC, of the Circuit Court of the TWELFTH Judicial Circuit in and for SARASOTA County, Florida, wherein, DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR MORGAN STANLEY ABS CAPITAL I INC TRUST 2006-NC4, is the Plaintiff, and, UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, AND ALL OTEHR PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF JOHN W. BAKER A/K/A JOHN BAKER, A/K/A JOHN W. BAKER, JR., DECEASED N/K/A MICHAEL J. ROLLINS; TIMEPAYMENT CORPORATION; VENICE GARDENS CIVIC ASSOCIATION, INC., F/K/A VENICE GARDENS HOMEOWNERS ASSOCIATION, INC.; AND UNKNOWN TENANT(S) IN POSSESSION are Defendants.

ALL THAT CERTAIN PARCEL OF LAND SITUATE IN THEN COUNTY OF SARASOTA, STATE OF FLORIDA, BEING KNOWN AND DESIGNATED AS PARCEL 17-14: LOT 1177 AND THE FOLLOWING DESCRIBED PORTION OF LOT 1176. VENICE GARDENS, UNIT NO.17, AS RECORDED IN PLAT BOOK 16, PAGES 10 AND 10A, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
BEGIN AT THE MOST SOUTHEASTERLY CORNER OF LOT 1176 AS A POINT OF BEGINNING; THENCE SOUTH 61* 41' 40'' WEST 118.18 FEET;THENCE ON A CURVE TO THE LEFT RADIUS +311.73 FEET; AND +8.06 FEET, CHORD +8.06 FEET, CHORD BEARING NORTH 29*02' 45'' WEST; THENCE NORTH 60*12' 50'' EAST, 116.14 FEET; THENCE SOUTH 39*30' 00'' EAST, 11.25 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
