NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 12, 2014, entered in Case No. 2011 CA 007297 NC of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein Capital One, N.A. is the Plaintiff and Fred Kanaan a/k/a Frederick J. Kanaan; Margaret Kanaan a/k/a Margaret A. Kanaan; Mortgage Electronic Registration Systems, Inc., acting solely as a nominee for Greenpoint Mortgage Funding, Inc. Min#: 100013800871204083; Unknown Tenant No. 1; Unknown Tenant No. 2; Unknown Tenant No. 3; Unknown Tenant No. 4; Unknown Tenant No. 5; Unknown Tenant No. 6; and All unknown parties claiming interests by, through, under or against a named defendant to this action, or having or claiming to have any right, title or interest in the property herein described are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.sarasota.realforeclose.com, beginning at 9:00 AM on the 12th day of June, 2014, the following described property as set forth in said Final Judgment, to wit:
LOT 6, BLOCK 2, ACCORDING TO THE PLAT OF NOKOMIS, AS SAID PLAT APPEARS OF RECORD IN PLAT BOOK 1, PAGES 11 AND 11 ½ OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, TOGETHER WITH THE LAND ON THE SEAWARD SIDE OF SUNSET DRIVE IN FRONT OF THE AFORESAID PROPERTY AND LYING BETWEEN AN EXTENSION OF THE EASTERLY AND WESTERLY LINES OF AFORESAID DESCRIBED PROPERTY, AND ANY AND ALL RIPARIAN RIGHTS THEREUNTO BELONGING OR IN ANYWISE APPERTAINING, BUT SUBJECT TO THE TERMS AND CONDITIONS OR THAT CERTAIN AGREEMENT DATED NOVEMBER 6, 1935 APPEARING OF RECORD IN DEED BOOK 136, PAGE 192, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
