NOTICE is hereby given that the Clerk of the Circuit Court of Sarasota County, Florida, will on the 29th day of January, 2015, at 9:00 AM, at www.sarasota.realforeclose.com, in accordance with Chapter 45 Florida Statutes, offer for sale and sell at public outcry to the highest and best bidder for cash, the following-described property situate in Sarasota County, Florida:

PER PLAT THEREOF RECORDED IN PLAT BOOK 17, PAGE 11, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGIN AT THE SE CORNER OF SW 1/4 OF SECTION 18, TOWNSHIP 39 SOUTH, RANGE 19 EAST; THENCE S 89° 48' W ALONG SOUTH LINE OF SAID SECTION 18, A DISTANCE OF 1164.8 FEET TO A POINT ON CENTER LINE OF NOKOMIS AVENUE, (60 FEET WIDE);
THENCE NORTH ALONG CENTER LINE OF NOKOMIS AVENUE, 1002.1 FEET;
THENCE NORTH 89° 48' EAST, 265.4 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE N 89° 48' E, 117.8 FEET; THENCE N 0° 06' EAST 139 FEET;
THENCE S 89° 48' W, 117.8 FEET; THENCE S 0° 06, WEST 139 FEET TO THE POINT OF BEGINNING; LESS THEREFROM THE SOUTH 25 FEET FOR 3RD STREET AND LESS THE EAST 25 FEET FOR THE RIALTO.
pursuant to the Final Judgment entered in a case pending in said Court, the style of which is indicated above.
Any person or entity claiming an interest in the surplus, if any, resulting from the foreclosure sale, other than the property owner as of the date of the Lis Pendens, must file a claim on same with the Clerk of Court within 60 days after the foreclosure sale.
