NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure filed on 14th day of November, 2014, and entered in Case No. 13-CA-053979, of the Circuit Court of the 20TH Judicial Circuit in and for Lee County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS LEGAL TITLE TRUSTEE FOR LVS TITLE TRUST I is the Plaintiff and ANTONIO GIL COLONIAL COUNTRY CLUB OF LEE COUNTY MASTER ASSOCIATION, INC. GARDEN LAKES AT COLONIAL RECREATION ASSOCIATION, INC. GARDEN LAKES COLONIAL SECTION II CONDOMINIUM ASSOCIATION, INC.; and UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.Lee.realforeclose.com at, 9:00 AM on the 15 day of December, 2014, the following described property as set forth in said Final Judgment, to wit:
THE FOLLOWING DESCRIBED LAND, SITUATE, LYING AND BEING IN THE COUNTY OF LEE, STATE OF FLORIDA, TO WIT: UNIT 306, BUILDING 3, PHASE 3, GARDEN LAKES AT COLONIAL SECTION II, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM, AND ALL ITS ATTACHMENTS AND AMENDMENTS, AS RECORDED IN OFFICIAL RECORDS BOOK 4160, PAGE 3142, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS BOOK 4187, PAGE 31, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS BOOK 4200 PAGE 2082, OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA. TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS AND ALL APPURTENANCES HEREUNTO APPERTAINING AND SPECIFIED IN SAID DECLARATION OF CONDOMINIUM
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
