NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 28th day of October, 2014, and entered in Case No. 12-CA-002448, of the Circuit Court of the 13TH Judicial Circuit in and for Hillsborough County, Florida, wherein WELLS FARGO BANK, NA is the Plaintiff and RYAN OCONNELL A/K/A RYAN O'CONNELL; LINDA A. BATTISTA A/K/A LINDA A. TRACY, NKA LINDA A. SNEARY; TONI OCONNELL A/K/A TONI O'CONNELL; PHILIP G. SNEARY and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.hillsborough.realforeclose.com, the Clerk's website for on-line auctions at, 10:00 AM on the 16th day of December, 2014, the following described property as set forth in said Final Judgment, to wit:

PARCEL “B” - A PORTION OF LOT 11, NELM'S SUBDIVISION, AS PER MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 7, PAGE 46, OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE NORTHWEST CORNER OF THE SOUTH 76.25 FEET OF THE NORTH 152.50 FEET OF THE WEST 120.00 FEET OF NELM'S SUBDIVISION, AS PER MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 7, PAGE 46, OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA, AND RUN THENCE SOUTH 89 DEGREES 45'17”, EAST A DISTANCE OF 42.89 FEET TO THE POINT OF BEGINNING; THENCE RUN NORTH 00 DEGREES 14'46” WEST, A DISTANCE OF 0.69 FEET; THENCE RUN NORTH 89 DEGREES 45'44” EAST, A DISTANCE OF 77.11 FEET; THENCE RUN SOUTH 00 DEGREES 05'25” WEST, A DISTANCE OF 1.34 FEET; THENCE RUN NORTH 89 DEGREES 45'17” WEST, A DISTANCE OF 77.09 FEET TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
