Notice is hereby given that the undersigned R. B. Shore, Clerk of Circuit Court of Manatee County, Florida, will, on the 9th day of January, 2015 at 11:00 AM, conduct through the Internet for Manatee County foreclosures at www.manatee.realforeclose.com, offer for sale and sell to the highest and best bidder for cash, the property described in Exhibit A attached hereto, pursuant to the Uniform Final Judgment of Mortgage Foreclosure entered on November 17, 2014 in a case pending in said Court, the style of which is Forest West Apartments LLC vs. John Kaufmann, et al, and the Case number of which is number 2014 CA 005176.
PARCEL NO. 1:
That part of the NW ¼ of the SE ¼ of Section 10, Township 35 South, Range 17 East, Manatee County, Florida; described as: From the intersection of the West line of said NW ¼ of the SE ¼ of said Section 10 and the Southerly Bank of the Cedar Hammock Drainage Canal, said point being in the approximate center of 26th Street West and 856.1 feet North of the SW corner of the NW ¼ of the SE ¼ of said Section 10, run South 375 feet along said West line of said NW ¼ of the SE ¼ to a nail in the approximate center of 26th Street West for a Point of Beginning; thence South 150 feet; thence turning an angle to the left of 90°07'00”, run East to a point on the Southerly bank of said Cedar Hammock Drainage Canal; thence Northwesterly along the Southerly bank of said Cedar Hammock Drainage Canal to a point due East of the Point of Beginning; West 296 feet to the point of beginning. Less any Road right-of-way.
PARCEL 2:
That part of the NW ¼ of the SE ¼ of Section 10, Township 35 South, Range 17 East, Manatee County, Florida, described as: Begin at the intersection of the West line of said NW ¼ of the SE ¼ of said Section 10 and the Southerly bank of the Cedar Hammock Drainage Canal, said point being in the approximate center of 26th Street West and 856.1 feet North of the SW corner of the NW ¼ of the SE ¼ of said Section 10; thence run South 375 feet along said West line of said NW ¼ of SE ¼ to a nail in the approximate center of 26th Street West; thence turning an angle to the left of 90°07'00”, run East 296 feet, more or less, to a point on the Southerly bank of said Cedar Hammock Drainage Canal; thence run Northwesterly, a distance of 478 feet, more or less, along the Southerly bank of Cedar Hammock Drainage Canal to the Point of Beginning. Less any Road right-of-way.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim within 60 days after the sale.
